The women behind Austin Dwell, a boutique real estate agency, have been in real estate collectively for over 20 years and joined forces four years ago. Theresa Brotzman and Kay Lawley have an affinity for the city and know its ins and outs exceptionally well, particularly in Central Austin where they focus their business. Having strong Austin ties, Kay a resident for over 35 years and Theresa a native Austinite, they can’t help but love this city, in particular the lifestyle, energy, and sense of community. This makes them particularly keen to the quirks, neighborhood businesses, schools and elements unique to each area. They work primarily in Westlake, Rollingwood and Central Austin although they represent the Austin real estate market at large...even if that means searching outside of the MLS for their buyer’s dream home.
Theresa and Kay often collaborate on marketing, staging, and selling homes. Both women have unique backgrounds that complement one another throughout the buying and selling journey. As a native Austinite, Theresa has extensive knowledge of all areas of town. She primarily focuses her business in Central Austin, Tarrytown, Westlake, and Northwest Hills/Cat Mountain. She discovered her love of real estate years ago while working with her own investment properties and translated that enjoyment and experience into helping clients.
What sets her apart from other realtors is her background and experience in remodeling and designing homes. When she walks into a home she can see the potential. Having remodeled many homes over the years, she is able to pull from her experience and help clients visualize the full potential of a home, whether it’s to sell their home for top dollar or buy a home that needs some work, she can walk her clients through the process.
Theresa earned a Kinesiology degree with honors from the University of Texas, where she was a member of Crew and then later the Texas rowing team. She is an avid runner, having run multiple marathons, including the Boston Marathon. In her free time she enjoys hanging out and wake surfing on Lake Austin with her friends and family, trying new restaurants around Austin and traveling.

I’ve lived in Austin since ‘85, and have spent the past 19 years in the local housing market. I began as an investor specializing in buying and flipping rental properties, and obtained a real estate license 8 years ago so I could share my passion for real estate with others—helping them find investment properties or their dream home.
I love Austin, particularly Central Austin—its charm, cozy neighborhoods, tree-lined streets, and abundance of quaint, unique homes. Naturally, I tend to concentrate my real estate practice in this area, surrounding neighborhoods, and luxury properties along Lake Austin. This part of Austin offers most homeseekers the opportunity to find something perfect for them—and the treasure hunt is my favorite part. I have a particular knack for finding homes with character, developing an intuition, and knowing when I walk by a house if it’s the one.
